Shared construction is one of the ways to purchase housing in facilities under construction, provided for by the legislation of the Republic of Belarus. Its essence lies in attracting funds from potential buyers for the construction of houses. The transfer of housing to construction participants (equity holders) is possible only after the developer receives permission to commission the constructed property.
Stages of shared construction
- The developer opens a special bank account. All money transferred by equity holders should go only to this account and go exclusively to the construction of a house.
- Erection construction company at their own expense a part of the object constituting at least 15% of the total cost. Only after that, according to the current legislation, it is allowed to attract the population (equity holders).
- Conclusion of contracts for shared construction with registration with the executive committee. The registration procedure is mandatory, this excludes the sale of one apartment several times.

Trends in the Belarusian market From 2006 to 2014, the legislation in the field of shared construction was consistently streamlined. The residential building will have 119 apartments. Applications from citizens are accepted only for the construction of two-room and three-room apartments with standard interior decoration.

" That is, the developer has the right to slightly adjust the price - but not significantly.
UKS Leninsky district: monolithic building in Loshitsa
In the Loshitsa-6 microdistrict, within the boundaries of Igumensky tract - Shpilevsky streets, the UKS of the Leninsky district is building a frame-block residential building (No. 4 according to the general plan) of ten sections. The house has 282 apartments: 132 one-room (40 - 53 sq. M.), 70 two-room (54-70 sq. M.) And 80 three-room (78-90 sq. M.).
Apartments are being built with a rough finish. There is a two-level parking garage under the house, and office premises on the ground floors.
- On the this moment applications for shared construction can be written only for one-room apartments, - said in the sales department. - Two-room and three-room apartments are already sold out. Price per square meter - $ 1050. An initial fee- 50% of the cost of the apartment, the rest of the amount will need to be repaid by August 2017 in equal installments.
By the way, in 2014, when the house was just beginning to be built, prices per square meter were much higher: $ 1,500-1700.
The construction completion date is August 2017.
UKS Frunzensky district: two skyscrapers
The UKS of the Frunzensky District is building houses No. 1 and No. 16 according to the general plan within the boundaries of Sharangovich - Goretsky - Rafiev streets.
House number 1 - 19-storey, one-section, made in a monolithic reinforced concrete frame.
The residential building will have 113 apartments: 38 one-room (about 42 sq. M.) And 75 two-room (60-66 sq. M.). Apartments are rented out without finishing.

Price per square meter:

Payment terms - 30% of the cost of the shared construction object. Further - in stages.
Start of construction - December 2015. The planned date for putting the facility into operation is January 2017.
UKS Zavodskoy area: ten-story socket
The ten-story frame-panel house is being built at the intersection of Kopylskaya and Starobinskaya streets. The house is three-section, includes 119 apartments. The house is equipped with electric stoves, equipped with lifts, cellars are designed under the loggias of the apartments on the 1st floor.
Interior finishing works are not provided for by the project.
As the UKS said, at the moment, contracts for shared construction in this house are accepted only for two-room apartments (with an area of 61-68.5 sq. M.). The price per square meter is 1624 rubles.

UKS "Vostok": plans - three panel houses
In the UKS "Vostok", which combines the Partizansky and Pervomaisky districts, they said that at the moment nothing is being built for equity holders. But already in November, a project declaration is expected to be issued for the construction of three panel ten-story houses on Drazhnya Street.
