It is desirable to make the main interior openings wide, single interior doors 80-90 cm, no more, but less too. There is non-separable overall furniture, it should easily rush into the right rooms. It is undesirable to make openings for doors of non-standard sizes; custom-made doors are more expensive than usual ones.
If, when developing a house plan, a dark room without a window is formed somewhere and this definitely cannot be eliminated, then you can make windows between the rooms. Daylight will penetrate and the room can be used without turning on the lighting.
The kitchen and bathrooms in the house should be large, you should not save on space in such places. I saw projects where many manage to make a tiny uncomfortable bathroom next to the bedroom with a house area of 250 m2. Do not make doorways to the bathrooms 60 cm under the door, a door 70 cm wide is more ergonomic. 60 cm is a tight passage. But 80 cm is already a bulky door for a bathroom.

Many people want to build attic, especially those who lived before all the time only in an apartment. I am not a supporter of attics, I think that a full-fledged second floor is better and more comfortable. However, building an attic is cheaper than a full-fledged floor with a roof, but this is the only plus of the attic. "Romance" quickly passes. I am sure that the majority of attic owners, if they could go back and were not limited in finances, would build a normal second floor for themselves.
It is better to make, just in case, two exits from the basement. However, if there are windows in the basement (and they are needed), then this is not necessary.
You also need to decide if you need veranda. The veranda blocks the sunlight to other rooms, it may be better to just make a spacious and heated room with large windows around the perimeter of the walls as part of the house.
Always requires at least one capacious pantry preferably two or more.

If it is difficult to build a completely “closable” entrance hall, then a vestibule is required.

Ceiling height
Many people, when drawing a house layout for the first time, do not think about the height of the ceilings. People who lived in apartments with low ceilings often then make themselves too high ceilings, so to speak, "with a margin."Very high ceilings are additional costs: the cost of building walls, interior decoration and stairs increases, additional cubic meters of air and external walls will have to be heated, i.e. heating costs rise. The difference in air temperatures at the bottom and at the top of the room can be from 0.4 to 1 ° C per 1 meter of height, i.e. at a room height of 3.5 m, the temperature difference can reach 3.5 °C.
The ideal ceiling height is a very difficult parameter, you must always take into account the area of \u200b\u200bthe room. The ceiling should not press, but the room should not look like a well either. I believe that for a room with an area of 17 m 2 - 2.5 m presses, and 3 m is just right. But for a larger area, you need more height. This means that it is better not to make rooms on the same floor significantly different in area, then it will be possible to choose the optimal height. It is worth noting that the flooring of the finishing floor will also “eat” additional centimeters.
Low ceilings limit the use of some chandeliers: a large person can simply bang his head on the bottom of a long chandelier.
Theoretically, it is possible to provide different ceiling heights for different rooms on the same floor in the project. By the way, I saw such a solution in St. Petersburg in the Hermitage, where huge halls adjoin small rooms with low ceilings. In small well rooms, you can lower the high ceiling with plasterboard or wood, creating a void between the ceiling and the false ceiling.
With high ceilings, doors can be made larger in height, not 2 m, but 2.30 is acceptable. True, the doors will then have to be ordered in workshops, standard doors are rarely of such a height.
Too small balcony. The owner of the house will really go out to him only a couple of times a year. But the balcony at least serves as a canopy over the porch.

Does a private house need a balcony? Many people who have built a balcony often say that they do not use it, that it is easier to go out into the yard than to go to the balcony. For example, if the floor of the open balcony and the floor in the room are a single slab, then in the opening of the future door you need to lay out one row of brickwork below, plaster and only then put the door on top.

But there is still no guarantee that emissions from the combined garage will not enter the residential part of the house.
