It is no secret that the architects are reluctant to undertake the redevelopment of an apartment in a serial reinforced concrete panel house, where the internal interior walls 14-18 cm thick are load-bearing. Let's make a reservation right away: the role of an engineer should not be played by an architect, let alone a designer (who does not have the appropriate technical education).
- Approval in official authorities (this applies to redevelopment in all types of buildings and structures). Each agreement requires a lot of personal time, energy, and, most importantly, a lot of money.
The second and third conditions are easier to fulfill with the help of "professionals", but this will significantly increase the already large amount. In short, this kind of redevelopment is a "pleasure" for wealthy people. An unauthorized decision to punch openings in the capital walls and your personal "repair and construction activities" can lead to the most unpredictable and unpleasant consequences, up to legal proceedings. Which, in turn, will entail already quite predictable consequences.
There are several options for redeveloping the apartment, suitable for a family of two, three or four. At the same time, the author will not refer to specific finishing materials and give instructions on the selection of furniture, since he has set himself the task of zoning a typical apartment.
The whole "play of lines" on the plans presented, the conjugation of various materials is not the only correct decision and will not always be commented on. The reader has the right to mentally erase the author's "tricks", leaving only what, in his strict view, has a rational grain and can be useful. The same applies to furniture and its arrangement. The offered wardrobes can be replaced with wardrobes, old-fashioned walls, a sofa bed for a bed, kitchen tables for traditional corners.

The living room is separated from the hallway by picturesque drapes resembling a theater curtain. The parquet circle creates the impression of the unity of the living room with the adjacent rooms. In the children's room, chair beds can be separated by a decorative partition or screen. The arrangement of the desks has different options, but it is better to take care of natural light. The bathroom on this layout is divided. The bathroom is large, without a shower. A washing machine is built into the niche, above which you can install shelves or a wall cabinet. The new solution is based on the use of curvilinear partitions and suspended ceilings, as well as rounding the rectangular outlines of the walls by hemming false walls made of plasterboard. Such techniques allow you to create an interesting, soft-lined interior and, in addition, reduce the area of the corridors.
Apartment for two adults.
It is proposed to divide the space of the apartment into two zones - living (living room, bedroom) and auxiliary (hall, kitchen, dining room and bathroom). The corridor leading from the hall to the kitchen is being liquidated, and due to this, a large combined bathroom is formed - 8.9 m 2 (instead of 4 m 2 according to the typical layout).
The living area of the apartment is decreasing. In the place of the nursery, there is a dining room connected by a portal to the kitchen. In this case, it is necessary to punch an additional opening in the main wall, which requires approval and permission. The dining room is now accessed directly from the hall, the two spaces are separated only by a wardrobe that closes the front door. However, part of the opening is free, and this allows not only visually connecting both rooms, but also letting in natural light into the hallway. In the hall, opposite the window, it is recommended to install a mirror that will visually enlarge the room.
The bedroom at the back of the apartment is the most isolated room. It is divided into two parts - the wardrobe area and the bedroom itself. The angled bed gives the space a unique dynamic. The division into zones is emphasized by various types of floor coverings (parquet board and carpet), as well as by the difference in ceiling heights.
The living room in the apartment is small; part of it is occupied by an oval corridor from the hall to the bedroom. A lowering of the ceiling was also used in the solution of the corridor. For comfort in the living room, it is appropriate to arrange a corner sofa and an electric fireplace.
The proposed solutions for redevelopment of an apartment (free flow of space with a minimum of doors) and relatively inexpensive finishing materials (tiles, drywall, carpet) only slightly increase the cost of finishing work in comparison with the standard solution. The second option is more laborious due to the punching of the opening, but it allows you to use the area of the apartment almost completely.

The apartment is designed for a family of two adults and one teenager.
When redeveloping, only the existing partitions are removed, it is not supposed to punch openings in the main walls. The functional zoning of the apartment is being changed. In its central part, on the site of the former nursery, there is a kitchen, the area of which in this case increases from 10 to 13 m 2. The kitchen is separated from the hallway by a built-in wardrobe, a cylindrical kitchen cabinet and an arch lined with plasterboard.
Moving the kitchen allows you to significantly increase the front of the kitchen furniture by placing cabinets under the window. Furniture can give the room a special originality - a pear-shaped table with a vertical metal stand in the center, on which round metal baskets are strung. In order to hide the drainage pipe from the kitchen sink and to provide the required drainage from other plumbing fixtures, the floor level in the bathroom and the corridor leading to the nursery is raised by one step (H = 0.15 from the c.h.p.).
When redeveloping a bathroom, it is proposed to make a combined one (its area will increase from 4 m 2 to 6.6 m 2). Now you can place a corner bath, bidet, toilet, washbasin and washing machine here.
The nursery, located on the site of the former kitchen, is isolated from the rest of the apartment and has a balcony.
The living room is connected to the hall by a curved corridor. Continuing this line is the oval suspended ceiling above the dining area and the rounded edges of the tiles on the floor. The end wall of the living room is also given the shape of an oval by hemming a false wall made of plasterboard. The division of the premises into two zones (dining room and recreation area) is emphasized by the use of various types of coatings - ceramic tiles and carpet.
The "highlight" of the bedroom interior, along with the rounded wall, is a porthole window, which allows you to illuminate the corridor and create a "ship" mood. The nautical theme in the bedroom can be continued by the walls painted in horizontal stripes and other interior details.

A full-fledged dining room is being organized in the premises of the former "nursery", and in the space formed as a result of the redevelopment there is a sitting area with a place for a TV. The entrance hall is separated from the dining room by a functional glass-block partition, which at the same time hides the opening of the apartment's front door and creates the feeling of a large interwoven space. Comprehensive redevelopment of the premises allows you to get a single space for the living room, dining room, hallway and kitchen, which defines the apartment as a kind of "studio". The sleeping quarters are traditionally planned, but the bedroom is located in the “living room”, and the nursery is in the “bedroom”, which is dictated by the general planning decision.
The implementation of this option will require rather serious structural changes, however, with the correct reinforcement of the resulting walls, the bearing capacity of the walls will remain within the required limits.

The KOPE series is one of the most famous Moscow long-lived series. Built since 1981. to the present (in the modification of KOPE 2000). A total of about 250 houses have been built. However, all the load-bearing elements of the section survived, and when renovating the house, it was enough to restore the outer panels by reinforcing the load-bearing walls on two floors with a small steel frame.
