Why do I need an architectural - working project, if there is a draft design?
A project is a clearly articulated action plan for your construction site!
Let's, for a start, define with you what a Draft Design is. Simply put, this is your vision, how you imagine your home, its appearance, area of rooms, steps, drops, podium, height of floors, size of window and door openings, etc.
After the Customer has approved the Draft Design, the engineer proceeds to the detailed design. Based on the previously approved draft design, the design engineer calculates the load of the building, for example, on the foundation slab, how thick it should be, what kind of reinforcement should be used, or the load on the load-bearing walls, which of them will be load-bearing, their thickness, reinforcement. Or if there is a warm floor (its height is about 15 cm), then the stained-glass windows should be installed higher than 15 cm. Layout of interfloor floors, rafters, nodes and sections. Thus, to build a house only according to the Draft Design, is fraught with the fact that bearing wall will crack foundation slab poured with the wrong grade of concrete and with the wrong reinforcement, it is not possible to pour underfloor heating, because stained-glass windows are installed abutting the floor. Dear Customer, it is your choice whether to build a house with a working project, or trust the team in this matter. But a competent builder is responsible for his work and will not undertake construction without detailed design, only from pictures.
In turn, one cannot do without a Draft Design either; it is possible to obtain a building permit, put a house into operation, only according to a Draft Design. The design of water supply, sewerage and heating is possible only if there is a project in which the places for piping (mortgages) are already indicated. Therefore, the Working Draft and the Draft are interconnected with each other.
During the construction period, it is customary to think sharply about saving and optimizing any decisions taken... It is clear that the standard of living is increasing, so allowing yourself to spend money ineffectively becomes modern conditions just a crime against yourself. Moreover, when there is an opportunity to save both in the short and long term.
Architectural design consists not only in designing building structures, but also in optimizing the area of the cottage, your personal space, by searching for such design solutions that will reduce the cost part of the project, increase the competitiveness of the object and in the long term will allow you to keep market value at the expense of flexibility of the building ... What does building flexibility mean? Let's start the answer to this question from afar. For several years, there has been a demand for small households on the market. However, many property developers country houses they preferred not to waste their time on small blocks, creating a whole suburban complex. Until recently, their actions were justified and logical. But today the maintenance of the house for a long time is problematic and in this situation it will be highlighted how flexible the layout of the building is and whether the owner will be able to quickly reorient his house so that it continues to work in different conditions and according to other requirements. Ideally, all floors should be designed so that they are divided into small rooms or combined into one large block. Consider what can be done at the stage design work so that the building is always efficiently used.
When designing, it is important that in a couple of years, when the marital status changes or new family members enter the house, so that the Customer does not think about moving to a house with a larger area and additional construction in order to expand the living space, but reduce the occupied areas, not affecting the supporting structures, and new rooms came to the vacated area. So that the layout of the house is flexible in a certain sense. Let's look at examples from real life, which solutions to the concept of a house can "take away" the project in plus or minus, what ways to make it more attractive in the long term. Let's start with the structure of the building, namely with the step of the columns in the interior. First, on the variability of the planning solutions of the space: how flexible it will be, can it, for example, be divided into rooms of 30 sq.m. or only 50 sq.m., how the engineering is to be laid in it, how convenient it will be for the owner to put furniture in it. Secondly, the possible increase in the number of cars in the garage.
In conclusion, I would like to note that the house should be designed in such a way that every sq.m. he worked in it. So, based on your lifestyle and hospitality, you see that the first floor can be visited more often, then purposefully create a recreation area, a billiard room, or a home cinema there, which can be placed on the 2nd floor, but with much lower attendance.
At your request, the architect will conduct a survey of the building structures already on the site and, if necessary, make recommendations for their subsequent reconstruction or restoration. The old architectural appearance of the building can be modernized or you can create your own new architectural style of the house being renovated.
Work on the project begins with the collection of initial data about the site: determining its boundaries, conducting geological and hydrogeological surveys to establish the characteristics of the soil lying in the area of \ u200b \ u200bthe construction of the house. To develop a master plan for a site, the developer must provide the designers with a cadastral plan (an extract from the State Land Cadastre) indicating the size of the site, its location relative to the cardinal points and the location of trunk networks (if any), as well as the results of a detailed geodetic survey.
The hallmark of a good cottage or country house: oxygen-rich air, comfortable indoor temperature, good thermal insulation, ventilation, sufficient sunlight, planning solutions meeting the latest requirements for the level of comfort, competently calculated communications, high-quality materials used in construction and renovation work, design of the house from the outside (exterior) and design of the house inside (interior), landscape design, good security system. The atmosphere of relaxation, a lot of light, gentle warmth of the sun, windows to the garden, the heady and enchanting scent of flowers, the song of birds are very important. All this attracts attention, creates the charm of a country house and makes your stay in it unforgettable. Our team of professionals is happy to help you achieve the ideal level of your home.

CONCLUSION Checking the bearing capacity of a hollow-core slab for series 1.041.1-3 (pdf 340 KB) technical conclusion
The essence of the third method is stress regulation, due to which there is a redistribution or reduction of efforts on the entire structure. This method is simpler and more alternative than the second method, it requires less accurate mathematical calculation and allows for redistribution without stopping the technological one. The necessary parts are connected by welding, bolts or polymer solutions.
Thus, taking into account the technical condition of the structure and the selected tasks, one or another event is selected. Depending on the design that needs to be reinforced, one or another reinforcement design method is chosen. For example, when designing the reinforcement of reinforced concrete structures, the following should be taken into account.
Strengthening as a result of which individual structural parts are replaced with more durable elements - these are reinforced concrete or metal clips, reinforced concrete jackets, or the use of additional schemes - consoles, racks, metal beams, combined tightenings to the original structure.
Reinforcement entails lower costs than replacement with new products. In addition, in the second case, a production stop is not required. Attention should also be paid to the fact that in some areas it is possible to carry out amplification, while others are not, they are simply replaced with others.
In other words, to be strengthened:
- reinforced concrete foundations,
- columns, beams,
- floor slabs,
- reinforced concrete crane beams.
In cases of detection reinforced concrete truss, which is in an emergency state, are replaced with a new one, reinforcement is strictly prohibited. Before reinforcing reinforced concrete structures, it is necessary to fulfill a number of points - this is the preparation of the surface, which will be strengthened, to install correctly the reinforcement and connections, and formwork. Surface preparation is necessary for reliable adhesion to the concrete that will be used for reinforcement. This is achieved by cleaning the surface from dirt by blowing air, cleaning the fittings with sandblasting machines from corrosion. When laying concrete mortar, it is more expedient to use pneumatic installations.
The design of reinforcement with metal structures is different and is done differently. The addition of additional, both flexible and rigid elements, reinforcement of the joints of the structure joints, as well as the complete exclusion of individual elements is used. To increase the bearing capacity of individual elements, the structure is supplemented with details, fastening them with bolted connections or welding.
Amplification design wooden structures makes it possible to reduce the cost construction works... The low weight of the tree does not require the construction of additional foundations, which leads to a decrease in material consumption. The measures are applicable both in warm and cold rooms with external water drainage. The temperature and humidity of the environment should be taken into account in order to avoid fire and wood decay. Conifers are used as reinforcements for wooden structures. However, for dowels, liners, which is a critical connection, it is better to use hardwood. These are oak, ash, birch, which have high strength and bending resistance.
It is recommended to keep the oak in water for some time to increase its strength. In addition to the above, there are various compound-hardening polymers. These are various epoxy resins, the so-called dian, polymer concretes based on polyester and furan resins, bitumen-epoxy mastics as a waterproofing coating.
Recently, with the growth of technological progress in the design of reinforcements, carbon fiber has begun to be used. Carbon fiber has a number of advantages - tensile strength characteristics are 10 times higher than steel, the material thickness is scanty, which does not affect the dimensions of the sections of the reinforced structure. In addition, carbon fiber is lightweight, the original structure is not overloaded, and there is no need for foundation reinforcement measures.
In addition to the main advantages, the share of installation and labor works is removed. There is no need to use welding equipment, lifting mechanisms, there is no need for a complete or partial stop of production. The main disadvantage can be attributed to the high cost of the material itself, however, the material is durable, does not lend itself to corrosion, deformation and, as noted above, is more reliable, stronger and easier to handle, comparing with the listed technologies.
As you can see, there are many methods and techniques for designing the reinforcement of building structures. The choice of a solution depends on the result and on the tasks that you want to accomplish.
In the construction of non-residential buildings, metal structures are often used. Their use is based on the data of the section of the design documentation called "Metal structures".
Generally, working documentation by design, it can be divided into two groups. The first one is directly documentation on metal structures.
It is compiled on the basis of the technical design materials for the subsequent creation of detailed drawings. The second part is detailing metal structures... In this case, all structural elements are worked out separately. These drawings can serve as a basis for the manufacture of metal structures at enterprises (if necessary).
The design of metal structures includes plans and sections of object structures, design solutions of elements, options for their conjugation, metal specifications. At this stage, the structures are linked to other parts of the project. The calculation of structures is drawn up in the format of a calculation and explanatory note.
Detailed designs of metal structures consist of drawings of individual elements of all metal structures, assembly diagrams.
When designing a section of metal structures, a number of basic requirements are taken into account. First of all, the operating conditions - they determine the structural form of structures and the most suitable type of material.
The second requirement is metal savings. This is easily explained, since metal is expensive. building material... Therefore, it is used most often in cases where the use of other materials (for example, reinforced concrete) is not rational.
The next factor is manufacturability. Projects are drawn up taking into account the technological requirements for the installation of metal structures, with an emphasis on modern ways installation. This affects the reduction of the labor intensity of the process.
In addition, when developing a project, the aesthetics of finished metal structures, the harmony of their shapes are taken into account. This is especially important when building is carried out within the city, taking into account the requirements of the city authorities to the architectural forms of objects.
The project of the section "Metal structures" is carried out by specialized design organizations. When designing, three indicators are achieved, on which the cost of metal structures and work on their assembly depends. This is saving steel, increasing labor productivity, reducing labor intensity and installation time.
Section architectural and construction solutions "AS"
The section for architectural and construction solutions "AS" does not contain a calculated part, it is not issued in accordance with GOST - it combines the main construction parts of the sections AR, KR and partially KZh, KM, KD with elements of KMD, etc. It is developed at the request of the customer and includes a sufficient amount of information for the production of construction installation works as a simplified construction guide, overhaul for a novice construction superintendent, foreman. The speaker section can be completed with production technology, conditions and installation diagrams. For a separate cost, you can order an assembly drawing
I have been working in the design industry for over 10 years.
In fact, there is nothing difficult in agreeing on a working draft. You only need time and desire. After the design decision has been made, a decision must be obtained local authorities authorities for the reconstruction or design of a building (supermarket, store, pharmacy, etc.). After receiving of this document it is necessary to contact a licensed design organization to develop a working draft. The next stage is the ordering of technical conditions in city services (Vodokanal, Power supply organization, City heating networks).
To order technical specifications, engineering loads (electricity, water, heat, etc.) are provided in the design organization. And with these loads, the BTI passport (if there is an existing building and there is a reconstruction), you must contact the appropriate authorities. After the technical conditions are received, they need to be transferred to the work of the design engineers.
They also develop a passport for exterior decoration and a master plan. As soon as one of the sections is ready, you need to take 2 copies of the corresponding section, technical specifications, the original master plan and go to the authority to agree on the section, i.e. if the VK section (water supply and sewerage) then to Vodokanal, etc.
When all sections are agreed upon, namely: VK, OV (heating and ventilation), EMO (power supply and electric lighting), and the seals of these authorities are affixed on the original master plan, a complete working project (GP, AS, TX, VK, OV, EMO) and an explanatory note to refer to Rospotrebnadzor and the same project to the City Department for Emergency Situations (to the city service - to the firefighters). In these instances, it is necessary to obtain opinions on the working project. In parallel with the coordination of the sections, the passport of the exterior decoration can also be agreed. The next stage after receiving the conclusions is the completion of the working project for approval by the city engineer, in order to obtain a square print on the general plan.
We complete a complete working project (GP, AS, TX, VK, OV, EMO and PZ), as well as the conclusion of Rospotrebnadzor and GUMChS. After receiving the square stamp on the master plan, we prepare a working project in GASN (State Architectural and Construction Supervision) to obtain a protocol for the approval of working documentation.
The main rule when agreeing is to follow the movement of the originals of the sections, the master plan. At the stage of approval - documents with blue stamps - the most important documents. In general, this is the most common scheme, but each working project has its own nuances and additional approvals are possible. Good luck !!! Denis Korablev

AR project of the section "Architectural solutions"
AR. Architectural solutions is a section of project documentation, which sets out the author's vision of an architectural object: its external and internal appearance, spatial, functional and planning organization are indicated. These data are recorded and implemented in the constructed building.
Architectural design of AR, respectively, is the work on creating a prototype of the future object. Among the main elements of the architectural solution are architectural and artistic (decisions on design materials, on which the appearance and interior of the object depends), architectural and planning (floor plan of the building), constructive.
Section "Architectural solutions" is an integral part of design documentation for all types of non-residential and industrial premises. This is a mandatory and very early stage in the design of an object. It provides the basis for the development of other sections of the project documentation.
When developing a section of architectural solutions, the functional purpose of the building and the corresponding requirements of state standards and regulatory documents are taken into account. This helps to determine the most correct version of the technical solution.
The ready-made section "Architectural solutions" is an album of the developed documentation and a set of drawings, which indicate the elements of the architectural appearance of the object.
Correctly designed architectural solutions will ensure a competent organization of construction work, optimize work processes. The result of the construction will be not only a visually attractive, but also a safe, reliable and functional facility.
In particular, it is this section that determines the layout of the building on the construction site, foundation diagrams, floor plans of the facility, roof plan, specification of door and window openings, interior decoration options, etc.
The section of architectural solutions is being developed by specialized design organizations licensed for this type of activity. The development cost varies depending on the area of the object, its specialization and location. The customer's personal preferences also play a role - if they do not go beyond certain rules and regulations. In addition, the availability of all required documents... If they are absent, the deadlines for completing the section may be delayed.
Design work
The composition of the project is determined by the type of premises. Buildings, offices, warehouses- all these structures require design work of various kinds... The functional purpose of the future structure also plays an important role in the design. For example, the main requirement for a residential building is thoughtful design of comfort, and for a warehouse - all kinds of technical areas.
Architectural workshops and bureaus
Architectural bureaus or workshops are businesses that properly design structures such as houses or cottages. In addition, their responsibilities may include the development of design documentation for the redevelopment and repair of buildings, for the construction of engineering structures. Project approval can also be carried out by such enterprises.
Design organizations and bureaus
Design organizations are indispensable helpers in drawing up plans for upcoming repair and construction work. Based on the ideas, wishes and sketches presented by the customer and the sketches provided to the design bureau, solutions are agreed and working drawings are developed. Very often, in order to save the customer's time and effort, design bureaus also take over the functions of coordinating projects.
Architectural design
The procedure for the formation of project documentation describing the architectural solutions and the appearance of the future building is called architectural design. As a result of this process, the future appearance of the structure, and the features of its construction and subsequent use, are determined. The reliability and durability of the building largely depends on how competently the architectural design was carried out.
Design of buildings and houses
Perhaps this is the most time consuming and difficult process for an architect. Successful home design requires specialized discipline knowledge. Theoretical and practical understanding of the properties, methods and conditions of use of various materials determines the quality final product- building. Taking into account by the architect of all the subtleties of the design of the structure, it is possible to create a solid foundation under it, but not visible to the eye, on which not only the builders, but also the future building will rely. The name of this “foundation” is the project.
KR draft section "Constructive solutions"
CD design. Structural solutions are called a section in the design documentation, which reflects architectural solutions in the form of specific design data. Constructive solutions, as well as the space-planning solutions included in them, are accordingly performed on the basis of specific previously developed architectural tasks.
The main task of designing a section of structural and space-planning solutions is to determine the full scope of the upcoming construction work, the choice of optimal building materials and supporting structures for each specific type of work, in order to ensure maximum stability of the building.
In this section, designers describe and justify technical solutions to achieve the required strength, stability, spatial uniformity of construction objects. This refers not only to the object as a whole, but also to its individual structural elements, parts, nodes.
The basis for constructive solutions is a combination of interconnected load-bearing structures of an object. Regardless of the building materials used and the construction method of the building, structural solutions must provide stability, rigidity and strength. Wherein important factor is optimization carrying capacity object structures. That is, setting the characteristics of materials that are most suitable in terms of parameters for each specific task.
Accordingly, space-planning solutions represent the arrangement of the elements of the object. Their purpose is to meet certain operational, economic, design and aesthetic requirements.
The design solutions are based on engineering calculations. They are performed using specialized computer programs, which helps to avoid mistakes and other influence of the "human factor".
Constructive solutions are an integral part of common project buildings - this requirement is spelled out in building codes and federal law.
Constructive solutions are implemented in the form of separate parts, depending on the type of structures: metal, reinforced concrete, wooden or metal-wood. The draft decision consists of text and graphics.
Only specialized design organizations should be engaged in the design of structural solutions.
KZh project of the section "Reinforced concrete structures"
QOL. The structural design section is an indispensable element of the project of any construction work related to the erection or change of the supporting elements of the object, on which the reliability and rigidity of the building depends.
Structures are designed both for new constructions of objects, and for redevelopment, re-equipment and reconstruction of buildings.
Structural design is a rather capacious concept that includes the design of the main structures of a building, as well as structures for awnings, stairs, canopies, etc. When it comes to the need to lay external engineering systems, the construction retaining walls etc. - in this case, design of structures is also necessary.
One of the subsections in structural design is the development of projects for reinforced concrete structures. They are classified according to the method of execution, the type of concrete used, the type of tension.
The design of reinforced concrete structures is performed for the construction of foundations, the arrangement of floor slabs, the construction of columns, crossbars and stiffening diaphragms (when it comes to frame buildings), the device of stairs and consoles.
Design documentation for the section of reinforced concrete structures consists of general data, an explanatory note, a plan of foundations and sections (with elevation marks), a plan of a monolithic belt, drawings of individual structural elements, specifications of floor elements.
Reinforced concrete structures require the most accurate calculations. This is especially true for the calculation of protective layers of concrete and reinforcement.
For the implementation of the project of the section "Reinforced concrete structures", specialized design organizations are involved. Because reinforced concrete elements are the main and most complex elements of construction and are the most expensive part in the process of building an object, it is important to carry out professional design.
Practice shows that during the operation of the building, the costs of designing reinforced concrete structures are fully paid off. This is due to the use of materials with optimal performance and performance properties.
The project considers the following possible reinforced concrete elements: foundations, floors and walls, volumetric elements, steps, platforms and staircases, piles and wall panels.
Structural reinforcement design
Structural reinforcement design is one of the most difficult stages of design work. When developing a reinforcement project, the requirements of thousands of normative documents considering technological and design options. However, there are no standards directly related to the reinforcement project - there are only general recommendations for development.
The structure of the reinforcement project may include design solutions and technologies to increase or restore the bearing capacity of structures or objects in general. For the most part, this project involves carrying out repair and restoration work on existing structures. In this case, it should be developed only on the basis of the results of the structural survey and the design of km or kzh.
The principles of restoration, respectively, are individual in each case - they proceed from the types of damage, the possibilities for their elimination and the timing. For example, when developing a reinforcement project during disaster recovery operations, the priority is to recover the facility as soon as possible for commissioning, taking into account the available resources and capabilities. But with the planned design of reinforcement of structures, the basis of the project is the economic and technical comparison of reinforcement options. This takes into account the maximum possible use of existing structures.
The reinforcement project, subject to its development by a specialized design organization, will ensure effective restoration of the bearing capacity of buildings and structures. At the same time, safe and reliable operation of facilities is guaranteed for 40 and even 50 years. As mentioned earlier, there are thousands of options for reinforcement projects that relate to both entire buildings and all possible elements of objects: foundations, overlaps of crane runways, etc.
The presence of the project will help save on restoration work, significantly extend the operation of the facility after major repairs. Carrying out such work without a project is undesirable, since the strengthening of structures without a deep study of the causes and destruction will not lead to an effective result. On the contrary, the building can become emergency and, accordingly, not suitable for use.
The cost of a reinforcement project (design km or kL) varies depending on the type of object under study, its technical parameters, and the general state of structural elements.
KM project of the section "Metal structures"
KM design. In the construction of non-residential buildings, metal structures are often used. Their use is based on the data of the section of the design documentation called "Metal structures". In general, the working documentation for structures can be divided into two groups. The first one is directly documentation on metal structures. It is compiled on the basis of the materials of the technical project for the subsequent creation of detailed drawings. The second part is the detailing of metal structures. In this case, all structural elements are worked out separately. These drawings can be the basis for the manufacture of metal structures at enterprises (if necessary).
KM design
When designing a section of metal structures, a number of basic requirements are taken into account. First of all, the operating conditions - they determine the structural form of structures and the most suitable type of material.
The second requirement is metal savings. This is easily explained, since metal is an expensive building material. Therefore, it is used most often in cases where the use of other materials (for example, reinforced concrete) is not rational.
The next factor is manufacturability. Projects are drawn up taking into account the technological requirements for the installation of metal structures, with an emphasis on modern methods of installation.
The sequence of development and approval of the working project
In fact, there is nothing difficult in agreeing on a working draft. You only need time and desire. After the decision on the design has been made, it is necessary to obtain a decision from the local authorities for the reconstruction or design of a building (supermarket, store, pharmacy, etc.). After receiving this document, you must contact a licensed design organization to develop a working project.
Along with this, they develop a passport for exterior decoration and a master plan.

An individual, creative approach to work, thoughtfulness, clarity and timeliness of order execution are ensured by a high level of competence of specialists who are real professionals in their field. Large-scale glazing of facades, laconic forms and open space in front of the building contribute to the business purpose of the building and its appeal to a person. A special attitude to work is determined by the internal ergonomic volumes and interiors. The feeling of serenity is evoked by the simple and at the same time very sophisticated outlines of the structure. The basic infrastructural elements are aimed at ensuring health, taking care of it and avoiding everyday problems. Aesthetic appeal, reliability and practicality, and at the same time - dignity. Strict adherence to proven architectural trends allows the construction of buildings that fit with dignity in any setting. Competent, thoughtful decisions of the designers give the finished structure elements of lightness and elevation. Thus, the architecture demonstrates public importance building. Preserving the historical style of the city, the large building harmoniously fits into its environment. The new function of the building has led to a corresponding adaptation of the infrastructural environment. Glazed facades, which are so popular these days, are symbols of openness and friendliness. For a more efficient and aesthetic use of the existing space, an original stepped layout was applied and the height of the buildings was organically matched. The basis is provided for the formation of infrastructure, which largely determines the quality of life.

Prices and terms
Development of a project for an individual residential building lasts 2-3 months. The cost of all design stages is $ 22 / m2.
We accompany the construction progress with consultations, and on the sent photos - with the author's supervision.
Remote design of houses - high-quality services of an architect in a comfortable environment.
Modern houses can significantly reduce the cost of heating or air conditioning houses, the project modern home includes new materials. Order the development of AR and KR sets of construction drawings for a modern house, this will allow you to avoid mistakes in the construction of your chalet house, it is the architects who will prompt a comfortable layout projects and will play up the location of the chalet house on your site. Private architect will collect initial data, compare it with the climate of the site of the future house and create a balanced and modern house, while finished projects houses are not able to solve all the tasks.
First of all, it is necessary to determine the architectural style of the future home. It can be Art Nouveau, Classicism or a chalet project, a private architect will help you in choosing a design at home in the style of a chalet or order a project of a modern country mansion and enjoy the evenings in a comfortable and thoughtful home. Nowadays, energy-efficient or so-called "smart" houses are gaining popularity, which cannot be typed and sold as ready-made projects, because each individual customer is picky about special details, so it is important to order a set of AR drawings from an experienced architect. Surely you had to visit houses that were built without projects and therefore, perhaps, felt flaws in the layout or cracks in the walls. These and many other problems occur due to deviations from modern building codes, often because construction projects are going on without projects and architectural supervision.
